Dirty Dirty Dirty -- These guys manage this property, 835 Opal Street San Diego. Absolutely Dirty bathrooms when we walked in. My wife had to go to the store and buy stuff to clean all bathrooms. Showers were filthy. The host was not accommodating what so ever. The refrigerator wasn't working. We were told a cleaning crew was coming out that never showed. We brought our entire family out to have a great and relaxing time and day 1 was a complete mess WASTE OF MONEY AND TIME. Proof Of pictures upon request. Air BB was notified. Nothing was done. The owner/host of the property didn't seem to care. Save your hard earned money, they don't deserve it. Until this is properly fixed, more reviews will go up from our entire family.

Wish I could give this company a "zero stars" review. Worst ever! We rented a beachfront property on Beach Rd in Dana Point. We arrived to find a full construction crew camped out on the patio and working on an enormous beach project. Sea Breeze told us that they didn't know the owners were "shoring up" their beach and there was nothing they could do for us. We had no beach or patio access until the last day of our vacation. Sea Breeze offered 5% off on a future stay. Laughable! There will definitely not be any future stays with this crooked company. Save yourself the stress and headaches .. rent elsewhere!

Where do I begin? MAL-273 - CHATEAU DE MALIBU
6 BR7.5 BA14 GUESTS....The pictures online are amazing. Unfortunately, aside from the views and exact physical stature of the house itself, what you see is NOT what you get!
· master bedroom was 86 degrees. The AC was not working.
· very very poor internet connection
· stovetop make a ticking sound every time we cooked
Mold on the shower faucet
· Rust on the toilet bowl cleaner
· The safe door posed a huge risk to my kids that wanted to go down stairs to do movie night in the theater. That is not normal wear and tear. That is a huge liability risk had anyone gotten hurt with that big metal piece hanging out.
· The wall in the racquet club room falling out is not normal "wear and tear". To have a piece of wall just hanging off from the top is a huge liability and risk to my kids and family.
· Pyrex and pots had previous customers old food stains on them
· Broken microwave
· Pee stains from previous guests on toilet
· Doors to the guest house and main house did not lock. That is a safety risk.
I have proof I tried reaching out to them cuz text while there and still got denied compensation back for this awful experience that ruined our vacation.

Sea Breeze Rentals deserves a ZERO. My family rented a vacation home in California and when we got there, the home was disgusting and in disrepair. The pictures on the website are beautiful and pristine and the reality was horrifying. We left 3 hours after arriving and they would not refund our money. We ended up paying for lodging at another hotel, doubling the cost of our vacation. Sea Breeze would not call us back with the status of the re-cleaning. There is no management. They give a canned response and sound like robots on the phone. The refrigerator was falling out of the wall, there was a giant hole in the wall, a huge hair ball in the master shower. The linens were absolutely disgusting, makeup and bodily fluids all over them, dead bugs, dust, food, and debris everywhere. There was sand on the appliances and furniture. All of this during COVID. No cleaning signs posted or safety precautions taken. This was the worst experience of our lives. Completely ruined our vacation. A restaurant moved their operations out in front of the 'quiet' neighborhood advertised and we were not notified prior to our visit. BUYER BEWARE. Don't waste your time, money, or energy on any Sea Breeze Rental. This place was a DUMP and the customer service was TERRIBLE.

We had a 37 year reunion with high school friends from all over the world. All women and was very important to have a nice place to stay. After 5 days we went to Las Vegas for another 4 days. I reserved this property after reading all the reviews and talking with the management of the property in length, i was reassured that this is a "VIP" or I should say a "luxury" property. I also discussed one of the reviews that mentioned this house is old and dusty and that the pictures were misrepresented on their website. Once again, i was reassured that the person who wrote the bad review wanted her money back and was not a true claim about this property. Based on their presentation of the house we even bought insurance so if anything happen to this "VIP" house it can take care of it. Our experience was horrible from condition of the house to service that we asked and never got. The house was old and dusty as the other review explained. The sofas had duct tapes on them, the bathrooms's tubs were moldy and dirty. The cabinets and closets were old and smelly. Lots of owner's junk in the cabinets. Two of the bedroom windows was covered with old films. The view of the outside was nice but the yard was not clean as the picture showed. We were told not to use the barbecue on the picture and instead they had an old black barbecue to use. We called and complained and the person on the phone apologized and said they will send cleaning crew to clean the bath tubs and the house right away. The cleaning crew never showed up. Later that day a gentleman came to check on us and we complained to him he went and came back with more toilet papers, soap and clorox so we could clean it ourselves. I called a few more times and left messages but no one would call us back. After the trip i contacted them but very hard to get hold of them. After two months of emails, calls and emailing them the photos they finally sent me an email offered us $500 voucher for the next stay and I was asked not to give them a bad review. Very disappointed of this house and the service, we paid for a luxury home and did not get what we paid for. They never took responsibility and not even apologized. This review is to let future renters know to be aware. This house is not a "VIP" or in other words a luxury house at all. Please see pictures of the house that we took. I have more pictures and details of my letters, complains and pictures that all are documented with date and times.

I've stayed in dozens of VRBO & AirBnB rentals, some better than others, but this experience with SeaBreeze by Vacasa truly took the cake.

First of all, Vacasa does not seem to exist. They did not answer a single message on VRBO, and a note on the listing site directed me to call Seabreeze with questions. So, instead of dealing with an "Owner," as the site intends, I had to go to a 4th-party company. They called my rental a "Beach Bungalow," and charged a pricey $300/night by the time you add cleaning fees, tax, etc. Next time, I'll just get a hotel.

A few of the many concerns:

1. The property was situated in a back alley, behind another house, in a beach town with a large transient population. This was absolutely not mentioned in the listing or check-in instructions. A homeless man followed me home one night, and scared me half to death lurking by my car as the parking spot (which is also in the alley).

2. The rental had a sketchy vacant garage in the 'private' yard with no lock or security. Half the windows in the house had no blinds or shades, allowing great opportunity for any local Peeping Toms.

3. Seabreeze informed me a few days into my stay that a "Home Inspection" would be conducted in the rental while I was there. I explained to them I had just had surgery, was recovering/bruised/not wanting to be bothered by strangers, and they completely blew me off. 4 people arrived and spent hours taking photos all over the house, with me and my personal items in it, as well as the exterior of the property. Turns out this was an Appraisal, which apparently the Owner found more important than respecting a paying Guest's privacy.

4. The internet connection was unreliable, and I missed an entire day of work b/c the Owner apparently didn't pay the AT & T bill so service was shut off. Yikes.

5. I explained to Seabreeze that I was frightened by the location/lack of windows/lack of security in the yard and requested to move to another Seabreeze rental or end my stay a bit early. I was told point-blank that I wasn't getting my money back, end of story.

6. The listing advertised a Washer/Dryer in unit, but it was actually in a totally different house in front of mine. I was there 2 weeks so had to use it, and one afternoon discovered ALL of my laundry was stolen from the W/D. I notified 2 Seabreeze Reps immediately and asked about protocol for theft, and as I write this 24 hours later have received no response.

Seabreeze/Vacasa, whatever this is, is a racket and should not be allowed on VRBO or AirBnb. Buyer beware.

Ensure Seabreeze sends you photos of the actual condition of the home. Saying that is ridiculous and should make you run, but if you're still considering Seabreeze, consider my experience and others that have posted here and elsewhere.

I arrived to our Seabreeze La Jolla rental with my wife and two young kids to find the contents and condition of the home were ENTIRELY DIFFERENT from the marketing photos. The home was filled with IKEA furniture and the marketing photos were not. NOTHING WAS AS MARKETED. The patio marketing photos included a bistro table with seating for four and four lounge chairs THAT WERE NOT AT THE HOME. Every bedroom was marketed with nice hardwood frames and headboards that in actuality were mattresses on frames with bed skirts. The living room was marketed with Tommy Bahama like arm chairs and couches, an area rug and nice wood coffee table; none of it was there and in its place were IKEA style couches and a laminated tiny coffee table with no area rug. The dinning room marketing photos included a farm table with seating for eight, multiple side tables and potted plants; none of it was there and in its place was an IKEA style dining table with seating for six and no side table and no potted plants. In addition, all the beautiful artwork throughout the home in the marketing photos was removed. There were holes in the garage walls, touched up paint throughout, stained carpets, an empty fire extinguisher and missing fire alarms.

I made seven attempts to contact management. THEY NEVER CALLED OR EMAILED. The Guest Services Team did call me and laid out the company line, "we can't guarantee the condition of the home as it's up to the home owner." WHAT? The marketing photos are used by all to establish expectations and validate the quoted price, but the company does not care about that?!?!

Seabreeze offered me an alternative home. 1,300 square feet in an alley. The home I rented was 3,300 square feet on a beautiful street. It was not an alternative.

I walked out of the home about an hour after walking in, after taking photos of every room for my records and credit card company.

I then spent the next four days of our vacation in dispute with the company. The company's original response was essentially "tough luck - our agreement states we must be given 24-hours to fix any issues and we'll refund you whatever we can get for re-renting the home over your dates minus a $250 admin share and 4% credit card fee."

In the end Seabreeze refunded me in full and we all lived happily ever after. Not really. Our vacation was ruined. And we feel the company entirely took advantage of us and continues to do so. The home we rented still has the same deceptive marketing photos and therefore the false advertising continues. That's not right.

Company Response: "Brent, we have worked with you toward a resolution and at this time have processed a refund in full. We are sincerely sorry for your experience and that you feel this way. We did everything we could to assist you according to our contract and standard operating procedure though we do apologize that this was unsatisfactory. Owners do have the ultimate decision in regards to how each property is furnished and we are working with the owner in regards to these concerns."

My Reply: We have worked towards a solution in my case and I appreciate your apology. You did everything you could, except having anyone from management call or email me, and only after letting me know no refunds would be issued.

THE MUCH LARGER ISSUE IS YOU CONTINUE TO MARKET THE HOME WITH THE ENTIRELY FALSE PHOTOS. STATING "Owners have the ultimate decision in regards to how each property is furnished" IS NOT OK. YOU ARE THE PROPERTY MANAGER. YOU CONTROL THE ADVERTISING. YOU HAVE A RESPONSIBILITY TO PROVIDE TRUTHFUL ADVERTISING.

My experience with Seabreeze Vacation Rentals was the worst vacation experience of my life. We checked into a rental unit that had not been cleaned since the last guest stayed there. The bed was unmade, the towels were all over the place, the floors were dirty, and the bathrooms had not been cleaned. We essentially did not have a clean place to sleep after a day of travelling. We spent 4 hours trying to get in touch with Seabreeze during what was supposed to be our vacation. We tried phone, email, and text but they did not respond to anything. From there, without any options since VRBO was also unhelpful (separate review coming) and nowhere clean to sleep, we decided to get to work. We spent the next 4 hours cleaning the place so we could go to sleep with some peace of mind. We tried calling Seabreeze again in the morning, and once again no response. Not until noon did they finally respond. They simply apologized over text versus even making the effort to call us to see if everything was ok. They said a cleaning person would be out shortly. 2 hours later, she finally arrived. From their perspective, they made everything right with us and there was nothing else for them to do.

I followed up everyday for the next four days of our vacation asking them to give us a reduced rate on the room for the stress and trouble they caused. After much and back forth with “management” they only offered to just waive their fees. We found this insulting and not nearly enough to make amends with the fact we had to walk to a filthy apartment, clean the place ourselves, and spend half a day trying to get in touch with Seabreeze. We decided it would be easier to file a claim with the credit card company versus working with these people. See my pictures, read all the reviews, and think twice about staying at a Seabreeze property.
