Great Location, very close to the entrance of Sequoia NP. Perfect for an early start to explore Sequoia NP before it gets packed. If fancying cold water one could go for a dip in the river across the street. The place itself might have been nice and neat 20 years ago. Today it is in need of a makeover. Not just old but unfortunately also not very clean. Thick layers of dust on the surfaces and in the corners of the room. Flies in the shower and toilet. The Room had an odd odour to it. Once I was able to ignore the plastic foil on the mattress (probably there for good reason) the bed was comfortable. The sheets were fresh (judging by the smell) but very wrinkled, not pressed and had hair on them that was not mine. I found a lot of bits and pieces form former seasons on and in the carpet that should not have been there. The price was reasonably low though.

I’m going to give this place a pity star with the hopes it becomes a fair warning for others along with unsolicited advice for the owners.

Main points: It wasn’t as horrifying as the other reviews suggested, but it was fairly dusty. The wall and carpets could use a thorough cleaning. The beds and sheets appeared to be clean. We had toilet paper, shampoo, lotion, conditioner, soap, and towels. The room comes with TV, microwave, mini fridge, hair dryer. Things are old, but they mostly worked.

Suggestions: Get a ring doorbell or some kind of alert to let the workers know someone is at the front office. There was almost no one on staff our entire time there. Get a one way drop box so keys aren’t sitting out in the open for anyone to take them. Do a nice deep cleaning of the rooms.

3 days before our stay, they called us to say we couldn't stay there because they are overbooked. Our daughter wanted to see the Sequoias for her birthday. Now we're left scrambling to make other plans. They weren't apologetic and seemingly put the blame on us saying we booked last minute. We booked on a Monday, mid-October not high season summertime, for a Saturday stay 5 days later. The booking site said multiple rooms were still avaiable.| Pathetic!

This place doesn't even deserve a star but I had to pick one to post. I only stayed one out of the 3 nights as they have a no refund policy. The room had no lights in the vanity and the fire alarm was disconnected. The carpets were barely vacuumed, walls had cobwebs with gnats in them and the bathroom had mold in the grout and on the curtain. Please don't let the proximity to the park draw you to this place like it did me! Oh and let's not forget the citation a fire ranger dropped off warning them to clean up the dead grass, garbage and dead tree limbs around the site.

Worst hotel ever, they charge an extra fee and they fool you saying they will return it but they don't. They gave us a room completely different from the photos and if I wanted it to look like the photos I would have to pay more. The room was extremely dirty and the bathroom had hair from a previous guest and when we complained the girl went to clean it straight away instead of giving us a better room. By far the worst place to stay, we didn't stay for both stays because we couldn't afford to stay bad!! Greedy people

BEWARE! This place is a total dump! Dirty walls and floors, mismatched walls and ceilings with dirt and crud, bathroom floor has rusty crud everywhere, no window treatments on very old windows, old and saggy love seat (only place to sit), rust on stovetop, no place to set your suitcase, unsafe sockets everywhere, cheap locks. WE were in #11, the King suite. What a joke! We paid for two nights but left very early after only one. This place is a filthy and disgusting rip-off. Don't go there!!!!

Booked through hotels.com. got an email saying update my payment or the reservation would be canceled in 24 hours. I tried calling for weeks. The phone "was not accepting calls at this time". I assumed my reservation had been canceled. A month later I got an email about my "upcoming stay". I contacted hotels.com and asked for an explanation they said they couldn't confirm one way or the other. They couldn't contact River Inn either. I finally got ahold of them myself. The woman that answered the phone said she didn't see my name under reservations but would leave a note and if there was one, someone would call me. I never got a call so I assumed no reservation. Then the night before the "trip" I got an email about check in. I called the hotel and refreshed them on all the details over the past couple months. He said all that mattered is what he said tonight and there is a reservation. I told him I had not planned for the trip as I was told multiple times there was no reservation. I needed it canceled without being charged. He said the emails weren't from him. He wouldn't provide an email address for me to send the emails to. Talked over me the whole time I tried to explain the situation and then hung up on me. I tried to call back and he won't answer.

Mattress is comfortable, but I would not stay there again. The grounds are messy and not as pictured in their ad. The room has poor lighting, mold on shower curtain, no wash clothes, no shampoo and felt dirty and dingy. I never saw anyone cleaning vacated rooms. This motel is only a place to sleep if no other option is available.
