This place has been hell before we even moved in. My family and I have been living here for 6 months, we experienced issues from the very beginning. Signed our lease and was anticipating our move in when we got a call saying our unit was unavailable and we would have to wait 3 weeks before they could have it ready (strike 1). I tried talking to property manager Tammy about the displacement of my family and the major inconvenience it would cause. I asked for some type of compensation for an error on their end and Tammy was not having it! She told me there was nothing she could do and she didn't try. I asked for a number from corporate but she told me the calls would just come back to her, so there was no need to pursue it. Fast forward months later a ROACH MOTEL! We have an older model fridge and a huge hole behind the refrigerator. Roaches are frequently going in and out of that hole. My husband has had to set traps throughout the apartment due to this (strike 2). Fast forward to today. Our refrigerator has been leaking water for MONTHS. Causing my food to spoil and ultimately rotten! We put in a service request on Jan. 29th and today is Feb. 22, the issue has not been resolved or mentioned. I went in to speak with Tammy and her response "We have to order the parts and I don't know when or how long it'll be." I inquired about getting a new refrigerator because I know they have them in other units (seen maintenance install one two weeks ago!). Tammy's response to that was "well...you probably wont get a new one but we'll see". Absolutely NO help! If you are thinking about living here, DON'T. We are definitely counting the days until we move.

We LOVE this place. We intentionally were looking for a place to downsize to after living in houses for a few years and hating the maintenance. The maintenance team is absolutely amazing. Fast, efficient, communicate frequently and clearly, and willing to go above and beyond.

This is a grate place for all kinds of families!

Where to start with this nightmare..RUN from this place. My wife and I along with our kids moved from California over to Texas, specifically this place unfortunately. All we had to go off of were the pictures online and reviews, which we should have paid more attention to.
Upon picking up our keys and doing the move in inspection I was greeted by the non-enthusiastic girls in the leasing office who just handed me a tablet with some pictures on it and forms to sign, took my money orders and gave me my folder and said “okay, we are done”. Didn’t offer a tour of the place, didn’t even show us where our unit was even located. Should have been a red flag there but gave them the benefit of the doubt.
After finally being moved in we started noticing a bunch of minor issues with the unit including a door falling off the hinge, loose electrical outlets, ant problem, paint peeling off the doors, amongst other things that weren’t listed on the move in inspection. The cherry on top was when we also started having issues with the downstairs neighbors complaining of noice and saying we were constantly jumping and running. We talked to the front office to see if maybe we’d be able to relocate to a downstairs unit. Didn’t get any response and they just brushed it off and said not to worry about it that it was just a notice. At this point my wife and I weren’t comfortable living here after not even a month of moving in.
We spoke to the front office again to ask the process of breaking the lease. My wife spoke to them directly as well as myself. We sent a very detailed email to the complex manager regarding our concerns and experience so far with his complex as a last resort and to give them another opportunity at making it right. With no luck again all our concerns were brushed off by the manager saying he believed in his staff and that he didn’t believe they did anything wrong. With no solution we were forced to sign a 30 day move out and break the lease at a very ridiculous rate.
Well after move out we were hit with another $380 invoice AFTER our $250 deposit was taken claiming that we had a utility balance along with cleaning and repairs that were done to the unit. Reminder, we were there for a total of 2 months and paid them almost $4k to move out. We went back and forth with management regarding this balance but obviously no solution, they are just out to screw people over and make money. HUGE HUGE regret even considering this place…

Amenities are sub-par. Always something broken or going through “maintenance”
Parking is saturated, so unless you pay for a carport or garage, you better get there before 6pm for a chance of decent parking
Leasing office not helpful at all
Maintenance team just wants to barge into your home without notice and when turned away says you refused to have the repairs done
All around HORRIBLE experience at this “luxury” apartment complex. Save your time and money and look elsewhere

It has officially been a month since I’ve moved here and I believe that I made the right decision. Staff has been extremely helpful from the time I came to tour the property to the day I moved in. For all the amenities included with the apartment, the price is reasonable. I was sold on the walk in closet. You can literally fit a twin size bed in it and still have room! The full size laundry room is also a huge plus. I love how the residents actively utilize the amenities especially the challenge stations and the dog park. They are also pretty friendly as well. Maintenance is pretty responsive. They came the next morning to fix my garbage disposal after I put in the request the evening before.

I do recommend to consider the reserved parking whether it’s covered, garage, or open. I opted out of it and finding a park after business hours is like playing musical chairs. There was a couple times I had to park at the leasing office and my apartment is located towards the back. It can be an inconvenience when you have several bags of groceries. I had to invest in a wagon after that.

Also, lighting is limited in the bathroom (the vanity is the only light). If you’re into doing makeup, it may be a struggle getting the right amount of light to blend and contour. Also there’s no light source in the living room, be mindful when you consider when you’re doing your interior decorating.

With that being said, I’ll consider this to be an awesome place to call home!

DO NOT MOVE INTO THIS PLACE!

I’m a former resident of this complex, and I just had problems, a lot of headache, and anxiety due to the stress that this caused me.

I’ve lived there for almost 2 and a half years and the last 9 months or so were the worst due to new neighbors that shared the same bedroom wall with us.

Almost every night they started making very loud noise (like an adults movie) at 10pm all night long and hitting the wall with their bed until 5am. It happened several times. SEVERAL.

We couldn’t sleep a week without it happening at least 3 or 4 times during that week. And we had to wake up really early to go to work after a terrible night sleep. We don’t care about what people do in their homes, as long as it doesn’t interfere in our lives.

We’ve contacted the administration of this complex a lot of times and nothing changed. They said they contacted the tenants, that denied making the noises. Then the quiet nights would last for a few days and then all over again.

We even asked if changing apartments was an alternative, to which I didn’t get any reply. We only got an actual reply about that over a month later only a few hours after we posted here a bad review, which we removed after their request and promise that the issue would get resolved.

At that point we had already decided to move out of that place, and we just decided to not accept to move into another apartment as we would move out eventually. We even paid a penalty of almost 200% to terminate the contract earlier.

And after we left, we received a refund for our initial deposit with a discount of almost $400 dollars with no description of what was included in that discount. I sent an email asking about that and they said we would receive it by mail. We never go that letter (over a month now after their last email ). I sent another email asking about it, which was ignored.

If you’re considering moving into this place, do not let the lakes view fool you. Think twice. There are several other places in the area which are good (and cheaper). Run from this place if possible. And if you still decide to move in, don’t move into apartment 1336 (or building 13 for that matter).

We have lived on the property for four years. It is, by far, superior to any other apartment complex we’ve ever experienced. The surroundings are extra nice with an awesome park-like walking trail, tremendous green areas for exploring, a huge (and well kept dog park) with a watering station, two pools with extra details and space for cookouts and gatherings. There are picnic tables and bbq grills and benches for relaxing and your enjoyment in several areas throughout the property. The playground is super nice and big and the equipment there is well designed for fun and safety for children. The privacy out back near the trail and creek makes us feel like we are out in the country somewhere. The peacefulness by the lakes and the creek includes sightings of occasional wildlife milling around and beautiful birds of so many species. Add in the nice pickleball court, tennis court, sand volleyball court, workout facilities, indoor basketball court and more and you will see why we love it here. This is too long, I know, but, I do want to give a very special thank you to the office manager and staff here (and especially to the maintenance group) for their never ending hard work, kindness, professionalism, timely work ethic, efficiency (and for all their smiles through it all). It is because of them that we get to enjoy living here. Apartment life can never be perfect, that’s for sure, but, in our opinion, this is the best it can be and that’s greatly appreciated!

This is the second time I have lived here. Josh, the manager, does a great job in managing this property effectively. He takes the time to communicate with you directly when need. Jose, the maintenance foreman, is outstanding and ensures any maintenance request are handled timely. The property is well kept and is a great place to live.

The staff here is great! Josh and Domonique are always eager to help me! I have lived here for 3 years and I have enjoyed every minute. Despite other reviews, I’ve never had roaches or pest problems! I’m sad to say to goodbye!

I love the view from my apartment and the walk by the lakes... for small children it is spectacular because it has a park, beach volleyball, a bike path, many things to go out in the afternoon with the children to play... very close to Vitruvian Park for those who like to play sports.

I am moving out in two weeks, and I’ll be honest—I cannot wait.

The amenities themselves are fine, and maintenance has always been responsive. Unfortunately, the parking situation ruins the entire experience of living here.

Parking is essentially unenforced. There are numerous vehicles without permits, as well as inoperable or unregistered vehicles that sit for months without being addressed. For example, an unregistered, unmoved car has been parked outside my building for over four months. I raised this concern twice with management, and although they acknowledged it, nothing has changed.

The final straw was this morning (Sunday, 8/31/25). I left briefly for coffee, came back, and not only was my space taken, but it took me 15 minutes to find another one—across the complex. During my walk back, I counted five vehicles, in the dark, without permits parked freely.

The lack of parking enforcement makes daily life here unnecessarily stressful. If management ever decides to address this issue, it could be a great place to live. Until then, I cannot recommend it.

“I’ve had so far a a great experience living here! The management team is always so helpful and friendly especially Daniela. And they truly care about the residents. Any time I’ve submitted a work order, maintenance is super attentive and quick to respond. It gives me peace of mind knowing things are taken care of right away.
