Like all the other 1 star reviews….. trying to close on a property and Colby Management cannot perform on their end to provide the HOA demand letter within the contract timeframe. They have been contacted since August 6th, 2024. I’m at the Sun City office waiting for them to find someone to contact. They have no one… the branch manager M. hall has not responded and is “in a meeting.” So,

During the thunderstorm last week here in Sun City West on Sunday the 21st my roof sustained considerable damage. I notified my HOA, Colby's Management and even left a message with the HOA insurance agency. I never heard back and so on Wed after a sending 2nd email I was told our HOA manager was looking for a vendor. By today, after hearing nothin for a week, I called Colbys and left a message. Our HOA manager called back and told me that he had contacted a vendor and that they had evaluated my roof and they had put a tarp on it. That is an out and out lie. There has been NO ONE!! here and I have no tarp on my roof. Colby's communication skills suck and so does their service. According to the HOA manager after 8 days there will be someone here today to look at my roof. Stay tuned.

Colby Management has been non responsive for over two weeks to my Mortgage Company, (Sun Mortgage) Sun Mortgage has called and left many messages, however messages go to a group mailbox. There has been no response. The matter is a Fannie Mae condominium document which is needed for us to close on our house in Sun City, AZ. Until completed and returned to the mortgage company we cannot close. Our closing is scheduled for July 22 and the document has yet to be completed and sent to Sun Mortgage. My husband and I went to the Sun City Office in person today and the receptionist entered our address in the computer and said it would be done soon. However, this was not the case. A few hours later we returned advising that the document was not received. She was totally uncaring about this after we told her it is very necessary to close on our house. She then proceeds to tell us after we asked to talk to someone at the office that there is no-one in Sun City and all work remote. I asked for her phone number and she refused to give it to us saying she did not have a phone. I as well as the mortgage company and both realtors involved are at a total loss. We cannot complete the sale nor can we get anyone to help. Again, this has been two weeks of multiple calls, emails and messages. It is incredible the lack of response and caring from such a supposed well known company servicing so many Home Owner Associations. I am at a total loss and being completely at the mercy of this company to complete the close on our home. BEWARE

If I could give them no stars I would. We have lived under this HOA for two years and have had so many issues with the billing portal racking late fees and $70 shut down fees and yet NO ONE answers the phone to help you!

Terry is the only one that ever answers and poor girl has so much on her plate like does anyone else work for this company because if not yall need to hire!

As a home owner they are very cheap with everything. Grass hurts to walk on because they turn the sprinklers off too early. They are now taking all the grass and trees out of the area which is a terrible idea. We will now have to walk on rocks as well as our animals and no shade with trees gone. I hope they decrease the HOA amount since we won’t have to pay for landscaping and as much water now.

We are currently trying to close on a home. Colby Management has yet to answer our calls, return emails or respond to voicemails left. We've been trying to reach them for over two weeks now. We are trying to find upper management phone numbers but to no avail. Colby did receive the request for HOA docs and are out of the 10 day compliance window. We went to their office on Boswell Ave in Sun City but the office is only a front. The only person there is a receptionist. When we asked her for the phone number, she said that she doesn't have a phone. This place is really really bad. Go buy somewhere else and avoid Colby at all costs

My partner passed away, and because I didn't have the information to pay my HOA, they cancelled my automatic payment and charged a return fee. After making payments on time for seven years, what professional business does that? I sent a letter explaining what happened and never received any response. I guess this is how companies treat people today. Sad.

I am new to a condominium community handled by Colby Management. I find them to be the most unresponsive business I’ve ever dealt with. I’ve sent them at least a half-dozen emails about my HOA fees. I received one answer telling me that once I was entered into their system I would receive an email, or they would mail the information. That was 3 weeks ago! Every email after that has gone unanswered. There is no excuse for such unprofessional behavior.

My name is Gary Jost. I am investigating a mortgage on my unit in Westbrook Village. My lender contacted me to tell me that Colby would not release the HOA information they need unless they receive a check from me to pay for it. I left a voicemail and an email for Becky Smith on June 30, ten days ago. I asked for the amount of the check, how to make it out and where to send it. I’ve sent at least six more emails and the lender has also tried to contact her again since then. We can’t even get the courtesy of a call back. Every time I call the office I am told to leave a voice mail or an email. This is a management company that I’m paying?
