We have stayed here now 3 times on our way two and from our florida residence. There is a reason location is great the rooms are a good size they are clean and it’s quiet here. We have not had a complaint staying here and are returning again in the fall. The check in was a breeze. We have spent nights in other hotels that are two to three times more expensive and when we get here we just exhale because we know we are going to get proper sleep without the constant tick tick tick and banging of doors.

Location is convenient for farm show complex. Check in was easy. Room was a good space. Breakfast choices were basic. Smelled clean. No bed bugs.
The negative is the beds are hard spring. The room was in need of repairs but nothing major. The shower was luke warm, at best.

We arrived at the hotel on February 1st at 7pm to find out that they did not have hot water and were not expecting any until Monday (way after our checkout date). The front desk only offered us a refund of 10% and handed me $6.00 in cash. Our room was a disaster. Only one light worked, two of the outlets were broken, and we had to use the plug in the bathroom to inflate our child's air mattress. The bathroom also was an issue. The toilet did not flush and the sink did not drain the water. The hotel offers a continental breakfast, it was dried cereal and waffles. No eggs or bacon. This hotel was an absolutely disaster. I DO NOT recommend them at all. I asked for a total refund and was denied.

This is a good place for the price of the room. There is no elevator so makes sure list mobility issues. The room was nice and quiet. The evening front desk clerk was not willing to give us a floor room even if we downgrded. The breakfast was apples, oranges and a carb fest. We went next door to the Squeky Rail for breakfast.

So, I travel a lot. I have stayed in the some of the worst hotels/motels. This place from outside doesn’t look bad, lobby is pretty good, they have good continental breakfast.

Rooms - this one is a disaster, maybe staying for one night is okay, to me there was this smell the moment you enter, rotten, stinky. It’s hard to sleep with that smell. Shower is good, WiFi worked pretty good to my surprise. My room didn’t have stains or other issue.

Location - good location, you have this sunrise view, I loved it, not places to eat, you can order some good food.

Breakfast - bread peanut and jelly, the usual, no eggs, coffee, juices. That’s pretty much, grab and go types.

Overall, staying for a night, if you don’t have any other choice. It was cheaper in price too.

I stayed here overnight on a business trip and found it to be a clean, comfortable room that did everything I needed it to do for the $70 bucks or so I spend to stay here on one Saturday night in early, November, 2024.

I did a bed check and there wasn’t any evidence of (poop trails) bed bugs, and the sheets were changed in between guests.

The check-in and check-out process was quick and painless, even with a check in at 2:30AM.

There is a 7-11 about a block away.

The parking was plentiful and on both sides of the hotel building.

The cold breakfast was carb-centric and typical for a hotel at this price point.

I would definitely stay here again.

Rooms are a little dated but very clean. Great value. Staff is friendly, polite, and professional. Location as food close by. There is no elevator, so you may want to request a first floor when booking a reservation.
